Answer - Foreigner cannot own a Land in the Philippines, with the exception of the Philippine Constitution, specifically Article XII, Section 7”

Section 7 - save in cases of hereditary Succession, no Private Lands shall be transferred or conveyed except to Individuals, Corporations, or Associations qualified to acquire or hold Lands of the Public Domain -

Many claim that Retirement Visa or the Quota Visa is entitled to buy land. That's nonserious Like Trickery !

Update MAR-APR 2020The Bureau of Immigration (BI) Commissioner Jaime Morente announced the updated Resolution No 89 Series of 2020

The following revised guidelines are hereby implemented:

Foreign Nationals with valid and existing Visa under Section 9(e) and 9(g) of Commonwealth Act No 613, who leave the Philippines must be follow Condition:

 

ARRIVAL

  • Foreign need valid and existing Visa on date of arrival
  • Foreign need Pre-Booked Quarantine Facility

DEPARTURE

  • Resolution START on 17. December 2020
  • Only 9(e) Visa Holder
  • Only 9(g) Visa Holder with valid ACR Card and ECC-SRC Return. (Special Return Certificate)
